To receive a Nexus Agent Rebate, you must be at least 18 years old, be buying or selling a home, and provide accurate information during the process. You must work with a Nexus-approved agent through our referral network to complete your transaction. Commissions are always negotiable, and you may negotiate your broker agreement directly.
Rebates are paid by Nexus Real Estate, not by the agent. For a rebate to be issued, your broker must pay Nexus its referral fee in full. Rebates are only available where allowed by state and federal law and may be limited by your lender’s underwriting rules. In some cases, this means the rebate can only be credited toward closing costs, or it must be sent as a check or gift card after closing.
Only one rebate is available per property, but you may use the program again on future transactions. Certain property types and situations are excluded, including most short sales, some new construction, For Sale by Owner or iBuyer listings, employer relocation programs, or transactions where the commission is below two percent.
The program is available nationwide except where prohibited. No rebates are available in Alaska, Iowa, Louisiana, or Missouri. In Mississippi, Oklahoma, and Oregon, buyers are not eligible for rebates, and in Mississippi, New Jersey, Oklahoma, and Oregon, sellers may receive a reduced commission instead. In New Jersey, a buyer may receive a commission credit in place of a rebate if it is written into the buyer agency agreement.
Some states require rebates to be delivered after closing. In Alabama, Alaska, Iowa, Kansas, Missouri, Louisiana, Oklahoma, Oregon, and Tennessee, the rebate cannot be applied at closing. In Alabama, Alaska, Iowa, Missouri, Louisiana, Oklahoma, and Oregon, the rebate will be paid by check. In Kansas and Tennessee, it must be issued as a gift card, and Kansas law limits the rebate to $1,000 regardless of the home price.
Rebates are based on the sale price of the property and are capped at $210,000 per transaction. If not issued at closing, your rebate will be processed within 60 days after Nexus receives the settlement documents and funds. Rebates cannot be issued if your broker does not pay its contracted fee.
Enrollment in the Nexus Rebate Program is valid for 18 months, after which re-enrollment is required. Program terms may change without notice. Nexus Real Estate’s privacy and security policies may differ from those of its partners, and all trademarks, logos, and names mentioned remain the property of their respective owners.
